Perkins Rentals. 905 East, 102 West and 205 Leeward will indicate NW AR Home Inspectors on your monthly billing. We also accept money order, personal check or certified check for payment.

Security/Damage Deposit: A refundable security/damage deposit is required for all rentals within 10 days of reserving the rent. Any rental period over 10 days or during Spring Break is $300 deposit. All other rental periods is $200 deposit is required. This is NOT to be applied to your total rental fee. Your credit card will be charged or if check for deposit, it will be cashed. If no damage or missing items upon your departure and the keys and guest tags (Edgewater) are returned in the pre-addressed, pre-stamped envelope I send you, your deposit will be refunded in full by check within 2 weeks of receiving the key packet. In the event of an eviction, the deposit and rental will not be refunded. If damages occur in excess of the security/damage deposit, your responsibility will be to pay the attorney fees in addition to all court costs, mailing and filing fees as well as the estimate cost of damage.
Cancellation Policy: 30 day notice required for full refund of deposit. 50% refund with 15-29 day notice. Less than 15 day notice no refund unless we are able to fill your cancelled dates. We will refund all monies paid in full if we are able to rent your cancelled dates. No refunds for early departures eviction, or cancellations due to weather. Refund will be provided for lost rental days due to a mandatory evacuation. Cleaning fee will not be refunded. Monthly guests must cancel sixty (60) prior to arrival for full refund of deposit.
Cleaning Fee: A $40 end of stay cleaning fee is charged with each rental period for Sunbird and Edgewater and $75 will be charged for Seachase. There is no daily maid service with this privately owned rental condo. Fee is subject to sales tax.
Parking Pass Fee: Sunbird requires $10 for parking passes. One will be included with your packet and you will be charged for it with your rental fee. Sales tax applies in addition. If lost, it will be your responsibility to purchase a new one $10 from the Homeowners Office located on the premises. This must be displayed in your window when parked in the lot at Sunbird or you will be towed.
Recovery of your vehicle will be your expense. Due to shortage of parking spaces during peak rentals periods we can only issue one parking pass per condo. Edgewater Beach Resort parking pass I issue FREE. You will need to furnish me with the type vehicle you will be driving for the pass.
Lost Keys of Lockout: Lost keys will be a charge of $2 per key. Lockout fee is charge of $45. A lock box is on the door with an additional set of keys inside. You will be furnished with a combination to this lockbox in the event of leaving both sets of keys in the unit. Please be sure to immediately replace this set in the lockbox. Take the combination with yoy should something like this occur. I send 2 sets of keys for the unit.
Guest Tags: Edgewater Beach Resort requires that all guests over 12 years have on their person when using the public facilities a guest tag. Lost guest tags are $5 each if not returned to me and will be deducted from your deposit.
Restrictions: All are non-smoking condos. No Pets Allowed. A parent must accompany young singles under age 25. The parent MUST remain during the entire rental period. If information to obtain a reservation is falsified, any monies paid will be forfeited. You might be asked to fax or mail a copy of photo ID such as a driver's license for proof of age.
Check in is 4 PM CST and Check-out is 10 AM CST.
All complete list of information will be sent with your keys and parking pass as well as directions to the rental.
Owner assumes no responsibility for any loss of theft of guest's personal property. I have read and will abide by the terms of the rental agreement.
